THE CAPACITY TO ANSWER YOUR DREAMS Arcarnus Retreats employs a unique business model in the world of luxury private accommodation, with distinct competitive advantages. Our club works with a proven capacity model that rests on a critical ratio of members-to-residences which, in conjunction with our defined club rules, enables all members and owners to have a certain minimum guaranteed usage plan of four weeks a year in club residences. Arcarnus Retreats strictly adheres to this ratio by limiting the number of memberships in the club, and constantly adding new properties. Statistically, the capacity model results in an average of only 50% occupancy through advanced reservations, thereby providing enough 'slack' for members and owners to extend their stays beyond the four weeks, in late and last-minute reservations. Arcarnus Retreats' unique business model enables us to deliver exceptional value both to property owners and to our subscribers. And to deliver the experiences of a lifetime to everyone. The result is a residence club par excellence. CLUB RULES AND RESERVATIONS POLICY All reservations must be conducted through the club, either by logging into your account or by calling our reservations team. 1. Definitions Advanced reservations: Over 180 days prior to departure Late reservations: 180-30 days prior to departure Last-minute reservations: Under 30 days prior to departure Pre-booked time: any outstanding reservations over 30 days to departure (i.e. the sum of advanced and late reservations). 2. Owners' Policy Bookings in your own property You have unlimited use of your property, but cannot exceed two weeks consecutive in any one booking. You will however be able to extend your stay while in residence, subject to it being vacant. For last-minute bookings, you will have the right of refusal to any bookings in your property, so that you can preserve the flexibility of use that comes with owning a property. Bookings in other club properties: Exchange Plan You have a total of 4 weeks free exchange usage annually, in any of the other club properties, subject to advanced reservations The club will not charge you rent for this time, but will charge any laundry and cleaning costs incurred during your stays, as well as additional services requested. Exchange bookings will be capped at 6 weeks per property annually, so your property will never be booked in excess of this time by other owners. If you exceed your usage plan, the excess time will be charged at the going-rate of the property as pre-set by the club. Your exchange usage can only be used in advanced reservations. Your usage plan will require a minimum stay of one week and a maximum stay of two weeks per booking. You will be able to extend your stay while in residence subject to vacancy. If this exceeds the total of four weeks, you will be charged at the per-night club rental of the property. The club is comprised of properties screened to the same standards, based on their rental rate. General Serviced stays will be at an extra charge. You will be responsible for furnishing and maintaining the property to club standard at all times. You cannot exceed an aggregate of four weeks pre-booked time. However, you can exceed this time either through last-minute bookings or by extending your stay while in residence. All bookings start on a Sunday and end on a Sunday. Holiday periods require advanced reservations. 3. Members' Policy You are given a four-week guaranteed usage plan in advanced reservations. This means the club will take the responsibility of providing that time under any circumstances. If the time is not available in a club property, then the club will undertake to find a substitute property of equal calibre in the destination of preference, with no extra charge to you. All reservations are for a minimum of one week and a maximum of two consecutive weeks per booking. Extensions will be available while in residence, subject to availability. You will pay the set fee per property for the time booked. For advanced bookings, a 30% deposit will be taken only. The remainder will be due 180 days to departure. You will be able to extend your usage plan through late or last-minute reservations. These will be subject to availability, and subject to the going rental rate of the property. All prices are indicated in your login section on the website. The guaranteed usage plan covers all properties in the club, and does not guarantee use of a specific property. No more than an aggregate of four weeks can be pre-booked at any one time. Last-minute reservations will be subject to the right of refusal of the property’s owner. All stays start on Sundays and terminate on Sunday. Holiday periods require advanced reservations. 4. Club Policy and ResponsibilitiesIndemnity and damage control Prior to stays, the visitor (member or owner) will be required to authorise a provisional credit card deposit of upto £10,000 against potential damages in the property. The owner will be responsible for providing an inventory for the property. The inventory will be inspected at check-in and check-out by the club’s appointed ground agents. The club requires references for all applying members. Club general responsibilities: Vetting all the residences to strict quality standards. Screening all memberships and checking all references before they join Maintaining a limited member-to-residence ratio as defined by our capacity model Planning your trip: Arcarnus Travel is an ATOL and ABTA registered travel agent and operator. Our travel team will be able to book your flights, or arrange for private jet charter, pick-up and drop-off services, while our concierge team will be able to plan your whole itinerary down to your restaurant reservations. Managing your stays: the club has appointed ground-agents in all the destinations serviced, that will overlook your check-in, check-out, inventory check, laundry, and any emergency services. Servicing your stays: the club can arrange for full in-house services to be provided during your stay if you so require. These can range from an on-site butler service, to a chef, a driver, a nanny, or even a physiotherapist. Dedicated account management: you will be appointed a dedicated account manger in the club who will be your personal point of contact, responsible for ensuring that your experience with Arcarnus Retreats is flawless. QUESTIONS AND ANSWERS 1. What is a Residence Club? A Residence Club is a collection of properties, usually holiday homes, that are made available for usage by a subscribing membership, subject to a defined capacity model and reservation policy. Most of the industry uses a benchmark capacity model that has been tried and tested for many years and has been proven to work. This is the same capacity model used by Arcarnus Retreats.Residence Clubs essentially allow members to enjoy the benefits associated with owning a second holiday home, without the capital expense, risks and the effort involved in outright or fractional purchase.2. How is Arcarnus Retreats different from other residence clubs?Most Residence Clubs acquire their inventory through outright purchase. This means that the cost of acquisition has to be passed on to the members through large joining fees, in most cases structured as refundable deposits (although the deposits are rarely insured so refund dependent on the liquidity of the company. Further, in most cases the deposit is not fully refundable). The deposit payments range from circa $250,000 to $400,000 and upwards. On top of that, members will typically have to pay annual dues for the usage of the properties. Arcarnus Retreats works in a fundamentally different way. The properties are not acquired by the club, but are provided by private owners who themselves participate in the scheme. Typically, owners do not use their holiday homes for more than 4 weeks a year, which enables the working of the capacity model while still allowing for their own usage. Owners benefit from rental dues generated from members, as well as an exchange plan that gives them access to any of the properties for four weeks a year. As this time is in ‘exchange’ between owners, it is on a no-rental basis. The properties are rented out to subscribing members, with a large % of the generated dues going back to the owners.The novelty of this model enables Arcarnus Retreats to enable access to members without having to charge a hefty deposit. Members only pay a one-off entry fee of £2000 which covers set-up costs; thereafter they pay for the time they book. 3. What are the advantages compared to alternatives in luxury accommodation?Arcarnus Retreats offers distinct advantages over alternatives. Here are some alternatives and their relative disadvantages: Villa Rental Limited availability especially in peak season Fluctuating prices depending on season Unreliability of agents Inconsistency of quality At least 10% more expensive than Arcarnus Retreats rental fees. How do participating property owners benefit from the scheme, relative to alternatives?Arcarnus Retreats is about offering a unique solution both to members as well as participating owners. Here are some alternatives to owners and their relative disadvantages: Renting through agents You have to commit to a certain time period, which is usually in peak season. This is not the case with Arcarnus Retreats, as detailed in our reservations policy. No proper vetting of visitors. Anyone could be staying in your property, hence the greater risk of damages. No exchange time offered. This is a unique feature of our club, enabling you to visit other luxury properties in new destinations. No lifestyle offering, as with Arcarnus Retreats complementary concierge service. Often hefty commission fees. Renting on your own The time and effort involved to market your property. Expense of marketing your property. Time and effort involved in managing stays: check-in, check-out, inventory control, maid services etc. All these services are undertaken by Arcarnus Retreats. No exchange time.Not renting at all Running and maintenance costs need to be privately financed. Arcarnus Retreats offers you an income stream from the club which enables you to cover these costs as a minimum. And most importantly, without sacrificing your time in your property. Visiting the same property every time: even the most amazing property can get boring to some if visited time and time again. Most owners are disinclined to rent elsewhere due to the expense incurred in owning a second home. Arcarnus Retreats offers you a way out of this conundrum, without the associated costs. Xenios is also the founder and a Director of “Holiday Visions Ltd” - a long-haul, outbound travel operator specialising in boutique resorts in luxury destination worldwide. Simos Kitiris, Director Simos joined Arcarnus as an executive director, with a strong focus on technology and operations. Apart from project management, Simos has also held various other roles in other areas, ranging from change management to digital marketing. Paul Grant, Director Paul is an experienced entrepreneur who has founded three businesses and assisted numerous other companies at early and growth stages. He was previously sales and marketing director for Miletrian Plc, a large facilities management company.In 2002, he sold his London-wide business of catering for corporate and retail markets. He has since been a director of Capital Partners, heading up the business angel division. Paul also works with the Princes Trust to help small business, and continues to offer strategic advice to SMEs.Themis Papadopoulos, Director Mr Papadopoulos holds a BA degree in Politics and is the CEO of Interorient Navigation Company Ltd. There are two membership levels VIP membership costs £3000 per annum and entitles you to unlimited requests and unrestricted time from your client manager.Basic membership costs £1500, plus hourly charges per each request that exceeds an hour of your client manager's time.VIP membership is for people who require daily tasks to be attended to, and offers a substantial saving on running charges in comparison with Basic membership. The Basic membership is ideal for international members based outside of London, and for those who are mostly interested in accessing our network rather than delegating daily errands and chores.5. Are there any other charges or mark-up fees?
